Answers to common questions about timber floor sanding, polishing, and care

Straight answers to the questions I get asked most. If yours isn't here, give me a call — happy to help.

Depends on the floor — size, condition, what finish you want. Most Central Coast jobs fall between $30 and $55 per square metre for a full sand and three-coat finish. I come out, have a look, and give you a number on the spot. No charge for the quote.
A typical room is 2-3 days — sanding, sealing, two topcoats with drying time. Whole house might be 4-5 days. The Bona water-based gear dries faster than solvent, which helps.
Everything you find in Central Coast homes — Blackbutt, Spotted Gum, European Oak, Cypress, Jarrah, Ironbark, Brushbox, Tassie Oak. If you're not sure what you've got, I can tell you when I come out.
Yeah, it's a specialty. New installs in European Oak, Blackbutt and other species. Restoration work on existing parquetry too — sanding, repairs, refinishing. Parquet needs someone who knows what they're doing because the grain runs in all directions.
The full system — Bona primers, Bona Traffic HD and Mega finishes, Bona maintenance products. I'm Bona Certified so I've done the training on all of it. Low odour, dries fast, looks great long-term.
The whole Central Coast — Gosford, Terrigal, Erina, Woy Woy, Umina, Avoca, Bateau Bay, The Entrance, Tuggerah, Wyong, Toukley, Copacabana, Killarney Vale, Kariong, Saratoga, everywhere in between.
Yep. Hands-on training in Bona sanding systems and finishes. Also a member of the Australian Timber Flooring Association (ATFA).
The floor needs to be clear. Light stuff I can shift. Heavy things like pianos, pool tables, big entertainment units — get those sorted before I arrive. I'll go through it all at the quote so you know exactly what needs to move.
Water-based (Bona) dries fast, barely smells, stays clear over time. Oil-based goes amber and has a stronger smell while curing, but some people like that warmer tone. I mostly use water-based — better result, easier to live with.
Yeah — staining before the finish coat. Bona stains from very light through to dark walnut. I do sample patches on your actual boards so you can see exactly what you're getting before we commit. No surprises.
Soft broom or vacuum to get the grit. Damp microfibre mop when it needs a clean — Bona Floor Cleaner if you want the right stuff. No steam mops, no vinegar, no harsh chemicals. Felt pads under the furniture, mats at the doors. I'll give you a care sheet.
Yep — treads, risers, stringers, handrails. Edge sander and hand finishing to get into all the corners. I match the stairs to your main floor so it all flows together.
Usually, yeah. Even floors that look wrecked can often be sanded back to fresh timber. I can replace damaged boards, fill gaps, treat stains. I'll have a look and tell you straight what's possible.
Yep. Prep, light sanding where needed, and a proper deck oil for UV and weather protection. Regular oiling keeps your deck looking good and stops it going grey.
A well-maintained floor with Bona finish typically needs a recoat every 7-10 years. That's just a light scuff and fresh topcoat — quick and affordable. Full sand is usually every 15-20 years if you look after it.
Workmanship warranty on every job. Bona products have their own manufacturer warranty when applied by a certified tradesman. I'll put the details in your quote.
